Q: Are there merits to having international students as my tenants?
A: There are many universities in the Kanto region that offer international programs starting in both spring and autumn. This means that you can double your peak season for acquiring new tenants, rather than only relying on Japan’s common school and work related moving season that falls between February and April.
Q: How do we manage the risks of leasing rooms to international students?
A: Many universities that welcome international students are members of a system called “Ryugakusei Jutaku Sogo Hosho Seido (Comprehensive Renters Insurance for Foreign Students Studying in Japan)” offered by JEES (the Japan Education Exchanges and Services Organization). This system combines insurance for students and a guarantor compensation fund. For example, if a student fails to pay for the damage caused by an accidental fire, thus causing the guarantor to take responsibility for the payment, compensation is covered by this system.

Having the universities sign as the students' guarantors is one way to manage risks while increasing the occupancy rate in your apartments.
