The contract to rent a room is essentially an agreement between the landlord and the renter.
It is fine to invite friends to your apartment, but it is a violation of the contract to have a friend stay for a long period of time. If two people would live in an apartment, both names have to be signed on the contract and agreed to by the landlord.
Along the same lines, without the permission of the landlord, you cannot sublet (rent) your apartment out to another person. According to Japanese law, sub-letting without permission is prohibited. The apartment, ultimately, is the property of the landlord. But, depending on how each renter uses his or her room, the value of the room can differ greatly. Though it sounds harsh, some landlords consider it a betrayal if you use the room carelessly or sublet without permission because they place trust in each tenant to live in the building. The landlord can't help but think that they are betrayed when renters violate the rules his or her own convenience.
The rule is that only the person who signed the contract can live in the apartment. Please do not sublet your room out, or have a friend stay for a long period of time without getting permission. |
