Renewal Fee ("Koushin-ryo" and "Kousin Tesu-u-ryou")

Generally, the contract for renting a room in Japan lasts 2 years.

Of course, it IS possible to live in a room for more than two years. However, in that case, you will most likely be asked to pay to your landlord a Koshin-ryo (renewal fee), which usually costs about one month's worth of rent.

There are also apartments where you will have to pay a Koshin Tesu-u-ryo (renewal commission fee) to the real estate company/agent, in addition to the Koshin-ryo.
In that case, both fees are paid to your real estate company/agent.
